Founded in 1922, the family-owned company manages several thousand residential and commercial units in the greater Munich area. For the majority of our long-standing private customers and institutional clients, General Partner Martin Schäfer and his professional staff take care of all aspects of property management from accounting, commercial administration, technical building management to rental services.
PROPERTY MANAGEMENT
OUR SERVICES
MANAGEMENT
- Dedicated personal contact for owners in all matters
- Value analysis of the property, development of sales and marketing strategy
- Review of optimization options (value enhancement, modernization, etc.)
- Mediation in case of dispute (aimed at avoiding legal action)
ADMINISTRATION
- Ongoing commercial support, representation of the owner e.g. against tenants, authorities and courts, unless the involvement of a lawyer is required
- Review and, if necessary, adjustment of rents
- Management of all contracts related to the house administration, e.g. signing and termination of caretaker or insurance contracts
- Billing of operating and heating costs
- Supervise security desposits
- Encouraging harmony among house tenants and monitoring their adherence to house rules
RENTAL SERVICE
- Renting of vacant apartments and commercial premises, if necessary, after prior consultation
- 360°-Marketing of property
- Contractual design of rental and commercial contracts (according to legal requirements)
- Calculation and recommendation of rental price
- Personal selection of tenants (including credit assessments)
MAINTENANCE
- Technical support and control
- Supervision of renovations and overhauls
- Selection of professional specialist and craft companies, obtaining of offers as well as issuing and monitoring of orders
- Pre-planning and initiation of maintenance, as well as testing and maintenance of safety equipment (e.g., lift, heating)
- Tracing of warranty claims, handling of insurable claims
ACCOUNTING
- Regular property accounting through internal accounting
- Individual and personal consultation as required
- Rent collection and tracking of payment claims (e.g. creation order to pay)
- Account management for both, the rental and owners’ association area
- Comprehensive accounting, e.g. verification and controlling, account assignment and payments

Rudolf Schäfer KG is one of the few property management companies that have maintained their position on the Munich market for many years and have been able to steadily expand their customer base. My grandfather founded the company in 1922. In the meantime, we have a team of more than 20 employees and manage tenant houses and commercial facilities of several thousand units.
